General Policy 2
General Policy 2 permits development in accordance with land use zoning and other policies if it respects site/surroundings in siting, layout, scale, form, design; does not adversely affect character, amenity, road safety, or adjoining land; provides safe access and services. Despite the site's Woodland designation, the officer applied GP2 principles, finding the walkway acceptable visually with existing backdrop, no tree impacts, safe wheelchair access, and no adverse effects on amenity or highways.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Retention of existing stair
Notwithstanding the submitted plans, the existing external stair may be retained. REASON: this is a minor modification to the approved plans which will have no discernible or material impact on the proposed development.
Painting of railings
Within 3 months of the erection of the new walkway both the existing and proposed railings/handrails must be painted black and maintained as such thereafter.
