Officer's Report
The property is a traditional one situated on Shore Road in Laxey and backing onto the Yacht Club which fronts onto Tent Road. The property has retained all of its traditional features except the windows and doors which have been replaced with ones framed in plastic and the windows having a single light in them in the main. Planning permission has been granted in the past for a satellite dish (PA 02/2170) and for an fuel tank (PA 90/1040).
Proposed here is the erection of an extension on the rear to provide a living room and bedroom with en-suite above. The proportion and form of the extension is in keeping with the main house. The windows in the extension are, however designed to fit in with the existing ones in the house. The window in the rear elevation would be visible from Tent Road (see photograph). As such I contacted Dave Luton to ask him if his client would consider the installation of more traditional styles of window. I spoke with Mr. Sabey himself and he confirmed that he would not mind installing this style
of window and he has confirmed this in writing dated 11th March, 2004. Also, he added that to be consistent he would like to install new windows in the main house so that the same style would be in all of the property. I have advised Laxey Commissioners of this change.
The scheme is therefore acceptable and the replacement of the windows with sliding sash would be a great improvement.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the alterations and extensions shown in drawing 03/2501/1a received on 19th February, 2004 and the site plan received on 22nd January, 2004.
C 3. The windows in the extension must be sliding sash, irrespective of material, where each opening is subdivided into two equal halves one on top of the other except for the living room windows which should be subdivided into two equal halves one beside the other. Any amendment to this must first be approved by the Planning Committee after consultation with the Laxey Village Commissioners.
C 4. This approval also includes the replacement of the existing windows with sliding sash irrespective of material where each opening is subdivided into two lights one on top of the other.
C 5. There must be no discharge of surface water to the main foul sewer.
