In pursuance of his powers under the above Act and Order, the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by Mr S Moorhouse for approval in principle for the conversion of redundant outbuildings to a dwelling at Far End, Glen Auldyn, Lezayre, subject to compliance with the following conditions:-
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the conversion of the barn into a single dwelling as proposed in the submitted documents and drawing 01 all received on 5th March 2008.
- Off street parking must be provided in accordance with Manx Roads 1.
- Access arrangements should incorporate a turning facility so a vehicle can turn around and emerge in forward gear.
- Prior to the commencement of any works, there must be submitted to and approved by the Department a construction method statement; this should address in particular the safeguarding of the retention of the existing structure of the barn.
- In order to ensure that there is no risk of flooding, details of the finished floor level of the ground floor of the dwelling hereby permitted, together with details of the proposed ground levels around the exterior of the building, shall be submitted to and agreed in writing by the Planning Authority. This information shall be accompanied by a level survey of the River and adjacent road and levels of any known flooding events in the area. The development shall be carried out in accordance with the agreed details.
Note
It should be noted that no approval is hereby granted or implied to the rebuilding of the outbuildings should they subsequently be found to be structurally incapable of renovation.
