The original application (13/91346/A) for approval in principle for a detached dwelling was granted by the Planning Committee on 28 February 2014. Lonan Parish Commissioners appealed, arguing the site was not designated for residential development, would harm the wildlife corridor and trees, exacerbate highway issues, and overdevelop the site. The Planning Authority and applicant defended the decision citing the site's 'Predominantly Residential Use' zoning, supportive consultations from Highways and DEFA, and changes since a 2007 refusal. The inspector found the principle of development acceptable due to zoning and a recent similar approval, and concluded careful design could mitigate impacts on highways, trees, and amenities. The Minister dismissed the appeal on 16 June 2014, confirming the approval.
