Additional Statement For the Guard House, Jurby
The building as it stands is a timber frame structure built by the air Ministry post 1935. The building consist of an external cladding of timber chiplap and the roof consist of a covering of asbestos cement sheeting material. Internally some timber stud plasterboard partition walls between the existing rooms.
The proposal consists of converting the existing vacant Guard House into a Restaurant/Café, maintaining all external features and replacing any decayed timber chiplap like for like, to be painted using the same colours as exiting.
Internally the proposal has altered the existing layout to accommodate the new proposal with the exception of the two urinal which are to be maintained within the Men toilets. Internally all existing external walls and ceilings will be upgraded to current building regulations requirements ( Insulation & U-values) . All services connections from the Kitchen and toilets will be connected to existing manholes at the rear of the building. Two extractor Flues will be installed on the rear wall to serve the kitchen area, they will be extrude from the rear wall and will not be higher than the eaves.
Mr Meier the applicant will lease this building from the DOI for a period of 21 years, and will invest a substantial amount of money to revive a building of dilapidation, a building of non architectural merit, but of historical significance. This iconic building will be maintained by the applicant during this period and the proposed internal layout will easily be removed to reinstate the original layout.
