General Policy 2
GP2 permits development in accordance with zoning if it respects site/surroundings in siting, scale, design; avoids adverse amenity, character, highway, or ecological impacts; and provides satisfactory standards. The officer assessed the rear extension against criteria (g) amenity of residents/locality and (h) access/parking, finding it compliant due to screening from public views, no overbearing/loss of light, and resolved overlooking via amendments. Paragraph 8.12.1 presumes favourably for extensions in built-up areas without adverse impacts, which this met post-amendments.

Privacy screens
The approved development must include the provision of the glass screen around the ends of the first floor of the proposed extension and the new first floor area may not be used until such times as these screens are in place: the glass in first floor glazed screens must be glazed using frosted glass obscured to no less than level 5 as detailed on the Pilkington's textured glass range or equivalent. The screens must thereafter be retained.
