In pursuance of powers granted under the above Act and Order the Department of Infrastructure does hereby REFUSE the following application made on behalf of:
Name: Mrs Paula Kinrade Proposal: Approval in principle for erection of a dwelling to replace existing barn and stables at: Field 120259 Smeale Andreas Isle Of Man
which was considered on 21st February 2011, for the reasons set out below.

Reason(S) For Refusal:
- The erection of a dwelling on the proposed site which is located within an area not designated for development would be contrary to established planning policies aimed at protecting the Manx countryside and directing new residential development to locations that accord with sustainable development principles. For these reasons the proposal would be contrary to General Policy 3, Environmental Policies 1 & 2 and Housing Policy 4 of the Isle of Man Strategic Plan.
- No evidence has been provided to demonstrate that the required visibility could be provided and if they could what impact that would have upon to the roadside hedging and a consequent significant and detrimental visual impact on the area.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
