The proposed replacement dwelling would result in a floor area 346% larger than the original dwelling, contrary to Housing Policy 14 of the Strategic Plan. Furthermore, The resulting visual impact would have an adverse affect upon the character of the surrounding area recognised as being an area of High Landscape Value and Scenic Significance and accordingly by causing harm to the character and quality of the landscape, the proposal would also be contrary to the provisions of Environmental Policies 1, 2 & 35.
R 2.
The creation of a detached garage block of this size, scale and siting would be tantamount to the creation of a further additional dwelling in the countryside, contrary to General Policy 3, Environmental Policies 1 & 2 and Housing Policy 4 of the Isle of Man Strategic Plan.
I confirm that this decision accords with the appropriate Government Circular delegating functions to Senior Planning Officer.
