Prior Approval Conditions 93/00822/B
1 This approval relates to the conversion of the existing barn for use as tourist accommodation. The building may not be used for any other purpose without the prior permission of the Committee.
2 The development shall be completed within the period of TWENTYFOUR (24) months from the date of this approval which SHALL CEASE TO HAVE EFFECT IN DEFAULT OF COMPLIANCE WITH THIS CONDITION except in respect of any development completed within that period.
3 subject to the last foregoing condition the development having been commenced shall be carried on to completion in a workmanlike and expeditious manner to the satisfaction of the Planning Committee and if not so completed within the said period of TWENTY-FOUR months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the committee in respect of the uncompleted development.
4 The proposed accommodation must be available to bonafide tourists only between Easter and 1st October and must be let solely on a short-term basis with no individual tenancy exceeding four consecutive weeks in duration during such period.
5 The roof(s) must be of dark netural slate. 6 The size, design and position of the septic tank and its soakaway shall be to the satisfaction of the Byelaw officer.
7 All services including electricity and telephone must be laid underground to the satisfaction of the committee and arrangements for the supply of such services acceptable to the committee must be made with the statutory authority PRIOR to the commencement of any building works.
8 No approval is granted to the porch or wooden fencing alongside the external staircase as shown in the submitted plans, neither of which the committee feels are appropriate on this building. The applicant must submit details of a more appropriately designed porch and staircase railings for approval by the committee prior to the commencement of any building works.
NOTE: The committee would recommend that the window frames are painted rather than left in a natural wood-coloured finish.
