Residential Policy 1 of Laxey and Lonan Area Plan Order 2005
Requires residential development only in designated areas and that alterations/extensions to existing properties be sympathetic to the character and appearance of the building and surrounding area. The rear extension was found sympathetic as it matches the neighbouring extension and replaces the existing conservatory without changing impacts.
General Policy 2
Permits development in accordance with area plans if it respects site/surroundings in scale/form/design, does not adversely affect amenity, character, road safety, or neighbouring land uses. The proposal met criteria (b), (g), (h), (i) with no adverse amenity or highway impacts, supported by para 8.12.1 favouring extensions in built-up areas.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
