The proposal was assessed against General Policy 2 (GP2), which permits development in accordance with land use zoning provided it respects the site and surroundings in terms of siting, layout, scale,…
General Policy 2
GP2 permits development in line with zoning if it respects site/surroundings (siting, scale, design), does not harm locality character/amenities, avoids adverse impacts on road safety/traffic, and meets other tests including drainage/services. Officer tested the hut's hexagonal wooden design (4m wide x 3.35m high) in rear garden corner against these, confirming it is 'well designed', 'not out of keeping', with no amenity harm to footpath (already dominated by dwelling wall) or neighbours. No tensions noted; all relevant tests passed.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
