Residential Policy 1 of Laxey and Lonan Area Plan Order 2005
Policy permits residential development in designated proposed and existing residential areas. The site is within a predominantly residential area under this policy, so a dwelling is acceptable in principle.
General Policy 2
Requires development in line with Area Plan zoning to respect site/surroundings, provide safe access/parking, avoid adverse highway/amenity impacts, and protect wildlife. Officer found compliance at outline stage given site capacity, existing access, and conditioning of ecology survey; highways concerns dismissed due to unchanged circumstances from prior approvals.
