Officer's Report
The Site
The application site relates to the detached property 24 Close Quane, Peel which is situated at towards the northern end of the cul-de-sac on the western side.
The Proposal
This application seeks approval for the widening of the existing driveway and the erection of a replacement porch to the front elevation.
Planning Status
The application site is located within an area identified as being residential use by the Peel Local Plan.
Planning History
There are no previous planning applications relating to this property.
Representations
Peel Town Commissioners do not object to this application. The Highways Division does not object to this application.
Assessment
The proposed porch is similar to the existing porch in terms of scale and form with the main difference being the increase in glazing in the lower sections. It is judged that the proposed porch is unobjectionable.
The widening of the driveway would result in the removal of a section of boundary wall. It is judged that this is acceptable given that this represents a small proportion of the boundary of the garden. It is concluded that the streetscene would be adequately protected by this aspect of the proposal.
RECOMMENDATION
