General Policy 2
GP2 permits development in accordance with zoning and other policies if it respects site surroundings in siting, scale, design; does not adversely affect amenity of residents or locality character; and provides satisfactory amenity standards. The officer assessed the decking against amenity, privacy, and character impacts in the Conservation Area, finding it acceptable as it utilises existing topography without undue overlooking or harm to locality.
Environment Policy 35
ENV35 permits development in Conservation Areas only if it preserves or enhances character/appearance and protects special features. Given the minor domestic nature of the retrospective garden decking in a rear garden, the officer considered its scale and siting acceptable without adverse impact on the Peel Conservation Area's character.
