MRS. P. FENTON, DR. K. JONES AND MRS. D. JONES Description of Property
The property was built about 1950 and is of traditional cavity brick construction with a steeply pitched clay tile roof, all supported on concrete foundations. To the side of the property there is a concrete flat roof and a concrete framed garage with two outhouses. There is no thermal insulation to floors, walls or roofs although the property does have the benefit of wood affect pvc double glazed windows, replacing old iron windows.
Proposal
The proposal is to remove the existing roof and raise the walls one storey and replace the roof in the same style and design, again with clay tiles. The existing concrete foundations have been checked for adequacy and the new first floor will be constructed using thermal blockwork to achieve the relevant U-values and the ground floor walls will be lined internally with polystyrene-backed plasterboard with floors and roofs properly insulated, all achieving expected standards of today.
To the side of the dwelling, the existing single storey concrete roofed utility room will have a new pitched roof and the existing garage and outhouses all demolished and replaced with a new two-storey double garage with a workshop to the rear.
Upon completion of the works, part of the ground floor will provide sheltered accommodation for Mrs. Fenton with the remaining part of the ground floor and the first floor being accommodation for Mrs. Fenton's daughter and her husband Dr. Jones.
The site comprises approximately 1 acre with the easterly part of the site being thick woodland with the remaining part of the site being laid out as gardens. There is presently a 3 metre wide driveway and entrance onto the highway and it is proposed to increase the entrance and the driveway by 1 metre. Safety is not compromised by the narrow entrance, but it is simply rather narrow for today's larger cars.
