Policy O/RES/P/21 of the Onchan Local Plan (Planning Circular 1/2000)
Requires that extensions and alterations to existing residential property will generally not be opposed where appropriate in terms of scale, massing, design, appearance and impact on adjacent property. The officer tested the replacement porch against these criteria in the residential zoning, finding it modest, in keeping with the dwelling's character, and without adverse amenity impacts.
General Policy 2
Permits development in accordance with zoning if it respects site/surroundings in siting, layout, scale, form, design; does not adversely affect amenity, character, road safety, etc. The modest rear porch was found compliant across relevant tests (b, c, g, h, i), supported by para 8.12.1 presuming favourably for non-harmful extensions in built-up areas.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
