General Policy 2
General Policy 2 permits development in accordance with land-use zoning in Area Plans if it respects site and surroundings in siting, layout, scale, form, design, and landscaping; does not adversely affect character, amenity, road safety, or services; and meets other listed criteria. The officer assessed the extensions against this, finding rear extensions acceptable due to no overlooking and boundary screening, and amended side extension acceptable due to 0.3m setback, neighbour context, and precedent despite not fully stepping back 1m or reducing ridge height.
