Housing Policy 14
HP14 permits replacement dwellings in countryside not substantially different in siting/size unless improving environment; limits floor area increase to 50% of original (external measurement, excluding attic/outbuildings), requires traditional design per Planning Circular 3/91 (policies 2-7), re-use of stone/slate where possible, and matching materials. Officer assessed proposal meets 50% limit exactly, resiting improves amenity/privacy/visual impact over existing run-down cottage, traditional design with shallow pitch avoids excessive bulk of refused scheme, and overall environmental gain justifies scale.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the demolition of existing dwelling and erection of a detached replacement dwelling, Ballacallin Cottage, Gordon, Patrick as shown by 0703/PL02 B and 0703/PL03 received 22nd October 2010.
Roof materials
The roof(s) must be finished in dark natural slate.
Window style
All windows, with the exception of those at lower ground floor level of the rear elevation shall be sliding sash.
No permitted development
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval).
Tree protection
All trees within or adjacent to the application site shall be retained and afforded adequate protection during construction works associated with this approval. No tree shall be cut down, uprooted or destroyed, nor shall any tree be topped or lopped without written approval of the Planning Authority. Any trees which are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of similar size and species.
Demolition of existing dwelling
The existing Ballacallin Cottage must be demolished within one month of the occupancy of the new dwelling.
Landscaping scheme
Prior to the commencement of the development there must be submitted to and approved by the Planning Authority a scheme of landscaping which shows how the area currently occupied by the new dwelling is to be landscaped. The approved landscaping scheme shall be implemented within the first planting season following the occupation of the new dwelling.
