The property is a true bungalow with an attached flat roof garage to the side elevation. There is a long driveway to the front of the garage which provides two parking spaces; there is also a relatively large garden to the front and rear. 2.0 THE PROPOSAL 2.1 The application seeks approval for the installation of a window to replace the garage door and installation of doors and windows to the rear of the property. Also proposed is the removal of the window in the side elevation of the existing garage. 3.0 PLANNING HISTORY 3.1 There are no recent previous planning applications. 4,0 DEVELOPMENT PLAN POLICIES 4,1 The application site is In an area zoned as "Predominantly Residential" identified on The Area Plan for the South 2013. Given the nature of the application it is appropriate to consider General Policy 2 of The Isle of Man Strategic Plan (20th June 2007). 5.0 CONSULTATIONS 5.1 Port Erin Commissioners, in an email received 17th December 2014, comment on the application. They support the application. 6.0 ASSESSMENT 6.1 The key considerations in the assessment of the application are the impacts upon the character and appearance of the property and street scene in general, the impact upon the amenities of the neighbouring properties and the impact upon highway safety. 6.2 The alterations to the front elevation include the installation of a window to replace the garage door and the installation of a replacement flat roof, The proposed works to the front are considered to be fairly minor and would not adversely affect the character and appearance of the property or street scene. 6.3 The removal of the window from the side elevation of the garage would remove the aspect of overlooking towards the neighbouring property. 14/01338/B Page 1 of 3 23 December 2014

6.4 The alterations to the rear include the installation of a larger replacement window in the rear elevation of the existing garage, installation of French windows to replace an existing door in the side elevation of the existing garage which faces onto the garden. In the rear elevation of the bungalow a set of French windows would be installed to replace an existing window. 6.5 The proposed alterations are considered to be fairly minor and would not adversely affect the character and appearance of the property or the street scene in general. 6.6 It is considered that the proposals would not have an unduly harmful impact upon the amenities of the neighbouring properties. 6.7 The driveway to the front of the bungalow is approximately 3.2m in width and 11.4m in length. The driveway is just below the standard requirement for two parking spaces, each space measuring approximately 3.25m x 6m, given that the parking would be just under the standards required it is considered that the driveway would still provide sufficient off street parking with the bungalow. 6.8 For the above reasons the application is considered to be acceptable and is recommended for approval. 7.0 PARTY STATUS 7.1 By virtue of the Town and Country Planning (Development Procedure) (No 2) Order 2013, the following persons are automatically interested persons: The applicant, or if there is one, the applicant's agent; The owner and the occupier of any land that is the subject of the application or any other person in whose interest the land becomes vested; Any Government Department that has made written submissions relating to planning considerations with respect to the application that the Department considers material; The Highways Division of the Department; and The local authority. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. To comply with article 14 of the Town and Country Planning (Development Reason: Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
