In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you.
Proposal: Erection of 15 dwellings. at: Plots 13-27, Fields 999, 1000 & 73781 O1, Station Road Ballaugh Ramsey
Which was considered a part of the land and other land used in the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as - a) the time for requesting a review of the initial decision has expired; or b) any review of the initial decision has been completed; or c) the time for requesting an appeal in relation to the decision has expired; or d) any appeal has been completed.

- Approval is hereby granted to the executors of bills on the above indicated by the submitted plans; no work may be commenced, but the until approval is granted to a separate application for the creation of new, color and sewers.
- The development hereby permitted shall be commenced on the expiration of four years from the date of this notice.
- Notwithstanding the same, the acceptance of the same road has been constructed to at least base course level and adequate to it from the junction to the A3 Main road up to the access to the dwelling.
- The occupation of any dwelling, the proposed vehicle parking facilities for that unit shall be provided in accordance with the submitted plans and thereafter retained.
- The proposed development may be continued to the main road sewer.
NOTES: A Drainage Connection Fee will be payable to the Drainage Authority on this development.
- There must be no discharge of surface water to the main road sewer.
- The following items are to be executed under the following conditions:
(a) Permitted Development Order 1983, no further development may take place in respect of garages without the prior granting of planning permission.
- Notwithstanding the provisions of the Town and Country (Permitted Development) Order 1983, no further development may take place in respect of garages without the prior granting of planning permission.
- Any replacement of indorsed installation in the future under the provisions of the Town and Country Planning (Permitted Development) (Replacement Windows) Order 1997 must retain the pattern of glazing and thereby approved.
- The dwellings must be externally finished, that in two or more dwellings, one of exactly the same appearance; prior to the commencement of any works, the plan must be submitted to and approved by the Planning Office, which indicates a variety of colors in respect of render and other for each dwelling, and colors for each dwelling.
NOTE: This decision was made by the Planning Committee to be made with Paragraph 2 of Schedule 1 of the 1st of April 1982, and the following (Development Plan) Order 1982.
