Environment Policy 2
Requires protection of landscape character in Areas of High Landscape or Coastal Value and Scenic Significance unless development does not harm character/quality or location is essential. Officer assessed the small porch extension would not harm landscape character due to its scale, matching materials, and subservient lean-to form typical of barns.
Housing Policy 15
Permits extensions to traditionally styled countryside properties only where they respect proportion, form, and appearance, and exceptionally if not exceeding 50% of existing floor space. Officer found the proposal respects these as it is small-scale, matches existing materials, and is the sole extension to the original barn footprint.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Holiday let restriction
The tourist unit ("Holiday Cottage") shall not be used or occupied other than for the purpose of short-let holiday accommodation and shall not be used as a separate dwelling. The accommodation hereby approved shall not be occupied by the same person(s) for a single period or cumulative periods exceeding 28 days in any calendar year. Reason: To ensure that the development is only used and occupied as short let holiday accommodation and to prevent the creation of an unjustified separate dwelling in the countryside.
