In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to APPROVE a planning application by Mr Jonathan & Mrs Patricia Tatlow, Ref 14/00804/B, for the conversion and erection of extension to existing out building to provide a separate dwelling and creation of associated parking and vehicular access at Baldrine Manor Ballagawne Road Baldrine Isle of Man IM4 6EP subject to compliance with the following condition(s):
Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Reason: To ensure that sufficient provision is made for off-street parking in the interests of highway safety.

Reason: In the interests of visual amenities of the area.
whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Reason: To ensure the provision of an appropriate landscape setting to the development.
Reason: In the interests of ensuring a satisfactory level of amenity that could not be achieved if the two properties were occupied by persons unrelated or not in the employment of the main dwelling.
This approval relates to drawings reference number 232.2.1, 232.2.2, 232.2.3, 232.2.4, 232.2.5, 232.2.6, 232.2.7, 232.2.8 and 232.2.9 received on 9th July 2014.

This decision was made by the Planning Committee in accordance with the authority delegated to it in the name of the Minister and/or in the name and on behalf of the Department.
This permission refers only to that required under the Town and Country Planning (Development Procedure) (No 2) Order 2013.
Any appeal against this decision must be in accordance with Article 8 of the Order.
A valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain:

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, are available for inspection at the Department.
The proposed development must not be commenced until either;
Whichever is the later.
If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department's public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
