General Policy 2
GP2 permits development in accordance with Area Plan zoning and other policies if it respects site surroundings in siting, layout, scale, form and design; does not adversely affect amenity of residents or locality character; and meets tests on highways, services, safety etc. The officer tested the rear extension against these, finding its modest scale, rear siting and reduced projection acceptable with no amenity harm or street scene impact, and an improvement over the existing conservatory.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
