In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to APPROVE a planning application by Mr Paul McAneney, Ref 14/00756/B, for the Erection of a detached replacement dwelling with associated parking at Scacafell Clenagh Road Sulby Isle Of Man IM7 3AD subject to compliance with the following condition(s):
Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Reason: To ensure that sufficient provision is made for off-street parking and turning of vehicles in the interests of highway safety.
Reason: To control development in the interests of the amenities of the surrounding area.
Reason: To control development in the interests of the amenities of the surrounding area.
Reason: To safeguard the areas to be landscaped and the existing trees and planting to be retained within the site.
Reason: The building has been exceptionally approved being a replacement of an existing dwelling and its subsequent retention would result in an unwarranted intrusion in the countryside.
Reason: To ensure the provision of an appropriate landscape setting to the development.
Reason: In the interests of highway safety.
This approval relates to Drawing nos 14 1063/1, 14 1063/2, 1401063 3 and 01 all received 25th June 2014.

Guidance Note
This decision was made by the Planning Committee in accordance with the authority delegated to it in the name of the Minister and/or in the name and on behalf of the Department.
This permission refers only to that required under the Town and Country Planning (Development Procedure) (No 2) Order 2013.
Any appeal against this decision must be in accordance with Article 8 of the Order.
A valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain:

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, are available for inspection at the Department.
The proposed development must not be commenced until either;
Whichever is the later.
If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department's public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
