Isle of Man Government £l If n Vjnn in Penketh - Millar 23 West Quay Ramsey Isle Of Man IMS IDL Town and Country Planning Act 1999 The Town and Country Planning (Development Procedure) (No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to APPROVE a planning application by Mr Roger Smith, Ref 14/00623/B, for the Conversion of existing barns and outbuiidings into a watch makers workshop at Outbuildings Claddagh Farm Sulby Bridge Sulby Isle Of Man subject to compliance with the following condition(s): The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. 1. Reason: To compiy with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. The use hereby approved shall only be for the benefit of Mr Roger Smith, the applicant, and in accordance with the details set out in the supporting Design Statement (date-stamped as having been received 19th May 2014) submitted by the applicant/agent. Reason: While the development hereby approved is considered acceptable in this location given the special circumstances of the applicant, this may not be the case in respect of any other future users of the site. 2. Prior to the commencement of any works, details, including elevations of the means of providing the required visibility splays, must be submitted to and approved in writing by the Planning Authority. 3. Reason: in the interests of highway safety and the visual amenity of the area. 4. Prior to any construction works commencing on site, the visibility splays and passing places must be provided in accordance with the approved drawings and retained as such. This permission refers only to that required under the Town and Country Planning (Development Procedure) (No 2) Order 2013. Any appeal against this decision must be in accordance with Article 8 of the Order. A valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: • Payment of a planning appeal fee as prescribed in an order made by the Department under Section 1(1) of the Fees and Duties Act 1989 (currently £150); • The reasons for making the appeal; and • An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation. The proposed development must not be commenced until either; • The time for requesting an appeal has expired; or • Any appeal has been determined; Whichever is the later. If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department's public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House. Please note that if the counter copy of the aooUcation is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
