Isle of Man Government Cl Ian Vann ip Design Point Architectural Cranford Cronk Y Voddy St Johns Isle Of Man IM4 3NS Town and Country Planning Act 1999 Hie Town and Country Planning (Development Procedure) (No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to REFUSE a planning application by Mr Paul Shimmin & Miss Sinead King, Ref 14/00265/B, for the erection of a single and two storey extension to rear elevation of dwelling at Carraghan Lower Dukes Road Douglas Isle Of Man IM2 4BH for the following reason(s}: By reason of its scale and proximity to the boundary, the proposed two storey extension would have an adverse impact upon the outlook from 11 Lower Dukes Road which would be contrary to General Policy 2 g) and Paragraph 8.12.1 of the Isle of Man Strategic Plan. 1. Date of Issue: 16th April 2014 /• Director of Planning and Building Control Guidance Note This decision was made by the Director of Pianning and Butiding Controi in accordance with the authority delegated to him. A copy of the Officer's report which ied to the decision is enclosed. Any appeal against this decision must be in accordance with Article 8 of the Order. A vaiid appeal must be in writing, signed by the appeliant, and submitted to the Department within 21 days of the date of this Notice. To hjrther validate the appeal it must contain; • Payment of a pianning appeai fee as prescribed in an order made by the Department under Section 1(1) of the Fees and Duties Act 1989 (currentiy £150); • The reasons for making the appeal; and

• An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
