Isle of Man Government Kinrade Associates Limited 3 The Courtyard Water Street Ramsey Town and Country Planning Act 1999 The Town and Country Planning (Development Procedure) (No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Infrastructure determined to APPROVE a pianning application by USM Properties Limited, Ref 14/00323/B, for the re - profiling, maintenance and drainage works to lower part of site to facilitate leisure use of land (retrospective) at land adjacent to Millennium Way Sky Hill Churchtown Ramsey Isle Of Man subject to compliance with the following condition(s):

1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
2. All grass seeding works shall be carried out in accordance with Drawing Number 1402C A received on 13 May 2014. The works shall be carried out during the next planting season following the date of this approval or in accordance with the programme agreed in writing with the Planning Authority. Reason: To ensure the provision of an appropriate landscape setting to the development
3. Notwithstanding the details submitted, further details of the scheme of drainage should be submitted to and approved by the Pianning Authority prior to any works continuing. The site should then be made available for Inspection by the Planning Authority or their advisors to ensure that the scheme is carried out as approved. REASON: to ensure that site is adequately drained and to ensure such drainage does not adversely affect watercourses nearby. This approval relates to Drawing Numbers 1402C 01 (site location plan), 1402C 02 (drainage model), 1402C 3, 1402C 3A (sections shown on drainage plan), SM14/340/1 (sections), 1005/FPLL/SH/001 A (Sections A-A to E-E) received on 20 March 2014; and Drawing Number 14020 01 A (grass seeded areas) received on 13 May 2014.

This permission refers only to that required under the Town and Country Planning (Development Procedure) (No 2) Order 2013. Any appeal against this decision must be in accordance with Article 8 of the Order. A valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: • Payment of a planning appeal fee as prescribed in an order made by the Department under Section 1(1) of the Fees and Duties Act 1989 (currently £150); • The reasons for making the appeal; and • An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
