General Policy 2
Requires development in line with zoning to respect site/surroundings in siting/layout/scale, not adversely affect townscape character, amenity, or road safety, and provide safe access. Officer and inspector assessed the extension as complying, as it respects the vibrant townscape with existing seating areas, leaves adequate 2.2m footway exceeding Highways' requirement, and has neutral safety impact due to low speeds near junction.
Environment Policy 35
Permits only development preserving or enhancing Conservation Area character/appearance, protecting special features. Assessed as compliant because the area has a 'vibrant, almost cosmopolitan feel' from night-time economy with multiple outdoor seating areas; extension adds to this success without negative impact, preserving character amid existing precedents.
Time limit
The development hereby permitted shall commence before the expiration of 4 years from the date of this notice.
