General Policy 2
GP2 permits development in accordance with zoning and other policies if it respects site/surroundings in siting, scale, design; preserves character; protects amenity, access, parking; and avoids adverse impacts on landscape, wildlife, highways. Though site is zoned Proposed Offices in Parkland (Douglas Local Plan 1998), not residential, GP2 principles applied and found met due to sympathetic design, limited visibility, no amenity harm, and adequate parking.

Requires parking in new development per Department standards. Proposal provides space for two cars within site, satisfying requirements, with Highways Division no objection.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
The development hereby permitted shall not be carried out except in full accordance with the following plans: Drawing Numbers P.1553 01 (site location plans and existing) and P.1553 02 (proposed) received on 10 February 2014; and Drawing Number P.1553 03 (proposed south elevation) received on 21 February 2014.
No first floor
No approval is hereby granted or implied to the creation of any form of first floor accommodation within the extension hereby approved and none shall be created unless first approved in writing by the Planning Authority.
