General Policy 2
GP2 permits development in accordance with land use zoning and other policies if it respects the site and surroundings in terms of siting, layout, scale, form, design, and does not adversely affect character, amenity, or road safety. The officer assessed the proposal against this policy, finding the matching grey tiles would enhance uniformity and integration without harming character or views from neighbours. The site is in a Predominantly Residential zone under the Douglas Local Plan 1998, supporting the development.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved drawings
The development hereby permitted shall not be carried out except in full accordance with DRAWING 01 and 02 and 3 x A4 photographs showing the application site received on 27th February 2014.
Roof materials
For the avoidance of doubt, the replacement conservatory roof hereby approved shall be of a colour and material as shown on the photograph detailing the new roof tile date stamped 6th March 2014, unless otherwise agreed in advance with the Planning and Building Control Division.
