Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Ecological safeguards
The development shall be carried out in strict accordance with the recommendations and requirements set out at Section 5.0 of the ecological survey report dated April 2025 submitted with the planning application. Reason: To provide adequate safeguards for the ecological species existing on the site.
Bank reinstatement
The banks to be removed as part of the development hereby approved shall be fully reinstated prior to the use of the underpass first commencing. Reason: In the interests of landscape character and ecology in the area.
