General Policy 2
GP2 permits development in accordance with land-use zoning if it respects site/surroundings (siting, layout, scale, form, design), does not adversely affect landscape/townscape character, resident amenities, or road safety. The officer tested the garage extension's design, proportion, position, and finishes against these criteria, finding it in keeping with the property and street scene, with no significant amenity harm due to scale, height, and distances.
Residential Design Guide 2021
The guide sets standards for residential development design. The officer assessed the proposal's form and appearance, concluding it acceptable and compliant alongside GP2, with no specific tensions noted.
