Officer’s Report
1.0 Description 1.1 The proposed application 24/91143/B for the creation of double garage; alterations to kitchen including creation of a window; replacement balcony; terrace area with retaining wall and balustrading at lower ground level, linked with a new external staircase; replacement of the flat roof dormer with pitched roof dormer; removal of stairs to entrance and new pedestrian entrance was approved on 17.12.2024 subject to 3 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 3 which the applicants are seeking to satisfy. The specific wording of the condition is as follows: Prior to the installation of external finishes and materials, a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, shall be submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details and retained thereafter.

REASON: In the interests of the character and appearance of the site and surrounding area.
2.0 Proposal 2.1 The applicant's agent has submitted details in materials and finishes that are to be implemented, along with a duly completed AIRC form on the 28.06.2025.
2.2 The details that are proposed are:
Windows and Doors - Anthracite Grey Foil 7016 Garage Door - Composite sectional garage door opening upward - Anthracite grey Balustrade to balcony, terrace and staircases - Frameless glass New roof to garage, utility and dormers - Red Clay tiles to match existing Walls - Blockwork walls, smooth rendered and painted to white to match existing Stone Cladding to lower ground floor retaining wall and road facing boundary wall - New natural stone cladding
3.0 Consultation 3.1 Consultation was made with the Planning Officer that dealt with the original planning application. The advice received 18.06.2025, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documentation and after consultation with the relevant Department confirming that they are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 3 of application 24/91143/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
