To whom it may concern.

I purchased Crome Steane in 1991 as advertised by Jean Wood estate agents (copy endorsed) as a three bedroom, semi-detached cottage. My husband and I lived in this property continuously from Sept. 1991 to July 2024. Whilst trying to see this property a couple of purchasers have raised the question, with our estate agents Maux more, as to whether the attic space at some point in the past had gained planning approval for the addition of 2 dorms windows and conversion to a bedroom.

Following my husband's visit to the planning office on Friday 28th February 2025 then onto the public records office who found application No. 325144 dated April 1972. This gave permission for the installation of the 2 dorms but an attached condition did not allow the use of the space for dwelling just for storage.

When I purchased the property in 1991, I bought the property in good faith knowing the attic had been previously used as a bedroom as having been advertised as three bedrooms. I secured a mortgage on this basis. Since moving in we continued to use the room as a bedroom for the following 35 years.

On the conveyancing report by my advocate made in 1991, the commissioners in Kirk Michael affirmed there were no planning applications or amendments to dwelling made for the property in the previous 10 years (going back to 1981).

We are therefore making this application for a certificate of conduct use or development to officially continue use of this room as a bedroom.
