Officer’s Report
1.0 Description 1.1 The proposed application 24/91155/B for the demolition of existing building and construction of 4 no. detached dwellings was approved on by the Planning Committee on 09.12.2024 subject to 10 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Conditions 7 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition is as follows:

25/10057/AIR 1.4 No development shall take place until full details of hard landscaping works have been submitted to and approved in writing by the Department and these works shall be carried out as approved. The hard landscaping should include details of the surface finish of the driveways, shared access, footpaths and any fencing/walls to all boundaries of the dwellings/site. No dwelling hereby approved shall be occupied until the hard landscaping works shall be completed in full accordance with the approved details.
REASON: To ensure the provision of an appropriate landscape setting to the development
2.0 Proposal 2.1 The applicant's agent has submitted a details of the full details for the hard landscaping along with a duly completed application form on 19.03.2025
2.2 The proposal lays out the following:

2.2.2 Private Car Parking Areas: Drivesett® Tegula Original Block Paving. A classic, high- quality contemporary driveway. This range of robust concrete paving stones is one of the most popular driveway choices and renowned for its lasting performance.
2.2.3 The main private access road to the development from Bowring Road will have a cobbled threshold incorporating an Aco channel will be finished in tarmac to the approved details and specification on 8G Architects SOH-C7-01. The areas of different paving types have also been clearly outlined on this drawing.
2.2.4 All rear and side gardens unless they are hedges will be constructed with an 1800 mm high timber fence. Plot 4 will have a 1350 mm high timber fence with a landscaped border planted in front facing Bowring Road.
3.0 Consultation 3.1 The Case Officer from the original application was consulted for advice on the satisfaction of condition. They have confirmed that the proposals are acceptable.
4.0 Recommendation 4.1 In this instance of the submitted drawings and documentation and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 7 of application 24/91155/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
