General Policy 2
GP2 permits development in accordance with land use zoning (predominantly residential and settlement boundary) provided it respects site/surroundings in siting, scale, design, does not adversely affect townscape character, amenity, highways, or other listed criteria. The officer confirmed the proposed use is compatible with zoning and the minor door replacement respects the industrial building's character without adverse impacts on any GP2 tests.
Environment Policy 35
ENV35 requires development in Conservation Areas to preserve or enhance character/appearance and protect special features from inappropriate development. The officer tested the door replacement's impact on the workshop building's appearance in its prominent terraced position; the smaller steel sectional door with matching render and retained lintel was found to preserve character via maintenance, positively contributing where the existing door does not, unlike a prior refused roller shutter.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
