Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Access construction and retention
The development hereby approved shall not be occupied or operated until the means of vehicular access has been constructed in accordance with the approved plans, and shall thereafter be retained for access purposes only. Reason: In the interests of highway safety.
Enclosure details for existing driveway
Prior to the commencement of the development hereby approved, details for the method of enclosure of part of the existing driveway and timescales for works shall be submitted to and approved in writing by the Department. The development shall not take place other than in accordance with the agreed details and shall be permanently retained thereafter in accordance with the approved scheme. Reason: In the interests of highway safety and visual impact on the character of the streetscene.
No objection - no significant negative impact upon highway safety, network functionality and/or parking as the access design and site visibility is acceptable. Conditions recommended on access design, visibility splays, and closure of existing driveway.
No objection, but note that allowing surface water runoff onto a public highway would contravene Section 58 of the Highway Act 1986.
