NOTE. In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 7 of application 22/00416/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
This decision hereby approved relates to drawings and documents submitted to the Department titled: Application Form and Schedule of Materials and Finishes to be Implemented. __________________________________________________________________________
1.0 Description - 1.1 The proposed application (22/00416/B) for the Combined approval in principle and full approval for phased development for industrial and business park uses including Class 2.1,
1.2 This report is specific to Condition (7) which the applicants are seeking to satisfy. - 1.3 Specific wording of the condition as follows:
Prior to the commencement of works above ground level a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs of Blocks 1 & 2 of Zone A, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area.
2.0 Proposal - 2.1 The applicant's agent has submitted documents outlining the materials and finishes to be implemented along with an application form on the 21.01.2025. - 2.2 Walls - Kingspan AWP 80mm panel (flat) colour XL forte Black RAL 9005 laid horizontally with standard recessed joints or similar composite cladding panel with matching flashings. - 2.3 Roof - Kingspan KS1000 80mm panel colour XL forte Merlin Grey RAL 180 40 05 or similar composite cladding panel with matching flashings and rooflights. - 2.4 Windows - Polyester powder coated aluminium curtain walling colour Black RAL 9005 with double glazed units. - 2.5 Pedestrian Doors - Polyester powder coated steel faced security doors colour Black RAL9005 - 2.6 Industrial Doors - Hormann or similar insulated segmental industrial doors colour Black RAL9005. - 2.7 Rainwater Goods Plastisol coated galv steel high capacity gutters and 100mm round downpipes colour black RAL 9005 - 2.8 Footpaths - 60mm Tobermore Pedesta block pavers or similar laid in herringbone pattern, colour Brindle. (Block 1 North West and South East Elevation). 100mm concrete footpath (Block 1 South West Elevation and Block 2 North West, South West and South East Elevation. - 2.9 Parking Bays - 80mm Tobermore Pedesta block pavers or similar laid in herringbone pattern, colour Black with spaces delineated with Natural. Also proposed is 80mm Tobermore Pedesta block pavers or similar laid in herringbone pattern, colour Brindle.
3.0 Recommendation 3.1 In this instance of the submitted documents and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 7 of application 22/00416/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
