This horse therefore needs to be stabled and fed hay for at least 50% of each day. I have contacted the nearest Livery yard, Rhenab Equestrian but they do not have any vacancies for the foreseeable future. Keeping the horses at livery would also require at least 3 car journeys a day whereas keeping the horses on site would not entail any car travel and I do not own or use a horse lorry or trailer. The stables would be for private use only so there would be no increase in travel. It is a low key proposal just adequate for the care of 2 horses and with no external arena required. The site is presently garden and rough grazing so there would be no loss of high level agricultural land. I have liaised with the close neighbours and the planning officer with regard to the siting of the stable block and feel that the design and materials proposed will not be detrimental to the character and appearance of the surrounding countryside.
Siting and Landscaping
Please see attached site plan. As the land slopes down from the south west to the north east it is proposed to cut into the slope to create a flat area which will lower the back of the stables making them less visually obvious from the road. The stable block will also be set behind an existing hedge and surrounded by existing trees to enhance its appearance. Earth removed from the back of the site will be used to create a flat area in front of the stable block
Drainage
Rainwater from the roof of the building will be collected in water buts from guttering and reused for the horses and for the garden. Soakaways will also be made to disperse of any excess water onto the surrounding field.
Means of Access
There are 2 existing gates to the fields (see attached plan). One of these will be used to bring materials to the site and also to bring hay to the barn when needed. The gate onto Quakers Road will be the main access point as visibility onto this road is better. A new access or track will not be needed.

Externally the stable block will be constructed from treated horizontal shiplap boarding with reinforced fibre cement sheets to the roof including 3 translucent rooflights. The
attached diagram illustrates the external appearance of the materials to be used but not the actual stable block design. Please see plan for design.
