Tel 01624 685950 Mr John Allan Callow 17 Doves Croft Douglas IM2 7EJ TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure) Order 2019 In pursuance of powers granted under the above Act, and subordinate Orders and Regulations, the Department of Environment, Food and Agriculture determined to REFUSE an application by PNJ Properties Limited, Ref 24/91339/B, for the Construction of 3 No. dwellings with associated car parking at Former Manx Motor Museum Main Road Glen Vine Isle Of Man IM4 4BG for the following reason(s): 1. The combined effect of the 1.5 storey building height, inclusion of dormer windows, canopy porches and lack of symmetry in the fenestration arrangement creates a visually poor development that fails to reinforce local character and distinctiveness. The general appearance of the proposed development will detract from the character and appearance of the street scene within the settlement. The proposals represent poor design and conflict with Strategic Policy 5, General Policy 2, Environment Policy 42 and the Residential Design Guide. 2. The erection of 3 dwellinghouses on the site represents a cramped form of development, with limited private amenity space and an unsuitable relationship with the adjoining garage building, the effect of which would be the creation of poor living conditions for future residents due to the lack of natural daylight and outlook to habitable rooms and private amenity space. This decision refers only to that applied for under the Town and Country Planning Act 1999 and its subordinate legislation. A copy of the Officer’s report and any correspondence which informed the assessment and decision is available to view on the Government’s website (via https://pbc.gov.im/online- applications/) A determination to refuse planning approval does not have effect - if an appeal is submitted until the appeal is determined or withdrawn; or if no appeal is submitted, until the time within which an appeal may be submitted has expired (21 days from the date of this notice). Appeal Any appeal must be in writing, include the appropriate fee and be submitted to the Department within 21 days of the date of this Notice.
