Officer’s Report
1.0 Description
1.1 The proposed application 23/00885/B was approved on 28.11.2023 for the erection of a pair of semi-detached dwellings, (4No dwellings in total), on vacant building plots subject to 6 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 5 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
Prior to commencement of the development hereby approved, the final drainage design must be submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
REASON: To ensure that the site is provided with appropriate and adequate drainage.

2.1 The applicant has submitted AX0380-01 REV B FOUNDATION, RETAINING WALL AND DRAINAGE PLAN_CLIFTON DRIVE and STRUCTURAL CALCULATIONS document. These plans and documents show final drainage design for the 4 properties, this includes provisions for the surface water drainage across the 4 dwellings including soakaways in the front garden of each property with the final drainage connecting to the existing surface water drainage for the rest of the street as well as the locations of the inspection chambers. Also included is information for the foul water drainage across the site including the location of inspection chambers as well as the final connection to the existing foul drainage under the road.
3.0 Consultation
3.1 Manx Utilities Drainage were consulted for advice on the satisfaction of condition. The advice received on 13.11.2024, after their review of the submitted documents, concludes that they are pleased that the information satisfies the relevant clauses and have no further comments to make.
4.0 Recommendation
4.1 In the instance of the submitted AX0380-01 REV B FOUNDATION, RETAINING WALL AND DRAINAGE PLAN_CLIFTON DRIVE plans and STRUCTURAL CALCULATIONS document and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient and would be considered satisfactory for planning condition 5 of application 23/00885/B with the understanding that the development shall not be carried out unless in accordance with the approved details.
