Officer’s Report
1.0 Description 1.1 The proposed application 24/00561/B for the erection of a two storey dwelling with associated groundworks, drainage and site access amendments was approved on 05.08.2024 subject to 9 conditions, some of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 8 which the applicants are seeking to satisfy.
1.3 Specific wording of the conditions are as follows:
Prior to the installation of external finishes and materials, a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, shall be submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details and retained thereafter. Reason: In the interests of the character and appearance of the site and surrounding area.
2.0 Proposal 2.1 The applicant's agent has submitted a range of documents and drawings outlining the materials and finishes to be implemented.
2.2 It is proposed that the roof tiles will be installed will be of dark slate, specifically Glendyne. The windows to the front elevation are to be finished in white uPVC with sash horn details, the windows to the rear elevation are to be aluminium casement finished in an anthracite colour, similarly with the sliding door to the rear elevation, this will again be aluminium in anthracite colour.
2.3 The entrance door is to be finished in a composite material, anthracite in colour, the render will be finished in a white colour using a PermaRend system. The garden wall is to be finished in a natural Manx stone. The vertical cladding is specified as a composite material, anthracite in colour.
3.0 Recommendation 3.1 In this instance of the submitted drawings and documentation provided and after consultation with the case officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 8 of application 24/00561/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
