The prairie beds will comprise grasses and perennials that should cope with the harsh coastal wind and will include
a number of native species. Long term planting will depend on successful adaption to the coastal conditions. Self-
seeding and naturalisation will be encouraged to ensure the most successful and sustainable outcome. The style
will be informal and loose with planting in drifts.
Retention of grasses and perennial seed-heads over winter will provide habitat and food for wildlife and will
maximise interest through the year and improve resilience against the harsh conditions.

Naturalistic Meadow:
Below is the current clifftop meadow (June this year on the left and September on the right) that the
house will overlook. The hope is to continue this as a native meadow - but this will evolve with time
and with the seasons.

Other aspects of the garden will include:
Kitchen Garden - we are aiming to grow a good variety of fruit, vegetables and herbs to meet our needs. To assist this, we will install
rainwater harvesting with an irrigation system. Experience tells us that this area will require protection from the coastal winds for which
cold frames, poly tunnel and dead hedges will likely be required. Provision will be required as well for a garden shed.
Wildlife Pond:
Wildlife Pond - a modest wildlife pond will be
created in due course for habitat provision.

The extended driveway is to be finished in
either tarmac, to match existing or alternative
finishes could be gravel or brick pavers
Prairie
Beds
Patio areas to be formed in light grey paving slabs, to
be laid in a mixture of sizes, see example photo left,
set over a sand blinding over a hardcore base. Paving
slabs to be laid to manufactures instructions, including
any movement joints requirements.

discharge of Condition of Approval No- 2
of P.A. No- 24/00673/B.
Grass Path
TREE PLANTING:
3 No medium sized, (5-10m at maturity), trees to be planted at the front of the house in the centre of the driveway.
All to be planted as 3 year old saplings to improve chances of tree establishment and reference is to be made to Planning Circular 1/93
Landscape Guidance Notes.
NOTES:
1.Trees are to be planted and maintained until established in accordance with BS8545:2014 "Trees from Nursery to Independence in
the Landscape".
2. Stock protection is to be implemented until the trees become established.
3. All planting, seeding or turfing to be carried out within 12 months of the completion and occupation of the new dwelling in the first
planting and seeding season. Any trees or plants which die or become seriously damaged or diseased within five years of planting shall
be replaced in the next planting season with others of a similar size and species.
ADDITIONAL NOTES:
Whilst the island suffers from some climatic restrictions to plant establishment (strong, salt laden winds and heavy rainfall), together with
generally poor acidic soils, once
established, plant growth rates are excellent and, given protection, even tender plants will survive and thrive. The key to success is to
utilise those plants which can be seen
growing throughout the island as “key” species which will offer interest in their own right as well as long term protection for less hardy
plants grown in their shelter.
As general guidance native/indigenous plants should be used for larger scale structure planting with more ornamental species utilised in
garden or formal settings.
The indicative plant species listed are generally adaptable to conditions on the island.
Local knowledge and observation of plants growing in the vicinity will extend the list to ensure variety and diversity.
Initial impact from planting schemes can be achieved by specifying whips and shrubs within 600-1200 mm height range and increased
planting densities of 2-4 per square
metre, depending on location.
Increased densities afford increased mutual protection to plants on exposed sites increasing survival and growth rates.
On very exposed sites protective windbreak fencing must be considered and maintained throughout the establishment period.
Though ground preparation is also essential before planting, and weed growth should be checked throughout the establishment period.
Follow planting instructions and do not
allow plants to dry out or plant in water logged ground or in frosty weather.
Always ensure that plants are hardy, i.e. adapted to local conditions, and preferably buy local stock.
