NOTE. In this instance of the submitted drawings and documentation provided and after consultation with the Case Officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 24/00673/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.

Officer’s Report
1.0 Description 1.1 The proposed application 24/00673/B for the erection of detached replacement dwelling, including extension to rear of existing garage was approved by the planning committee on 16.09.2024 subject to 5 conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the conditions are as follows:
Prior to the commencement of development, a soft and hard landscaping plan incorporating native species shall be submitted to the Department for approval in writing. Any new planting which is removed, becomes severely damaged or diseased within five years of

24/10111/AIR planting shall be replaced. Replacement planting shall be in accordance with the approved details.
Reason: To ensure the delivery and retention of an appropriate landscaping scheme, in the interests of the visual amenity of the locality.
2.0 Proposal 2.1 The applicant's agent has submitted a range of documents and drawings outlining the materials and finishes to be implemented as well as the tree planting that is proposed.
2.2 The applicant's agent has provided a detailed drawing listing the location of each type of plant and tree, with photos included. The list is as follows:
2.3 Prairie Beds (Front Garden) is to include a selection of the following plants: Persicaria, Astrantia, Valerian, Foxglove, Geranium, Tree Mellow, Santolina, Achillea, Nepeta, Sanguisorba, Sanguisorba, Agapanthus, Helenium, Echinops, Eryngium, Sedum, Verbena, Shasta Daisy, Libertia, Montbretia, Festuca, Molinia, Panicum, Stipa Tenuissima.
2.4 The Tree Planting is proposed as: Hornbeam, Whitebeam and Rowan.
2.5 The Extended Driveway is to be finished in tarmac to match the existing, examples have also been provided for a gravel or brick paver finish, both of which would be acceptable from a design point of view.
2.6 There is also a wildlife pond proposed for habitat provision.
3.0 Consultation 3.1 Miss Sophie Costain from the Department's Ecosystem Policy Team was consulted for advice on the satisfaction of condition. The advice received 11.12.2024 after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted drawings and documentation provided and after consultation with the case officer from the original application, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 24/00673/B, under the understanding that the development shall not be carried out unless in accordance with the approved details. __
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
