We seek approval to reverse a previous conversion of the building into 3 apartments and make it one dwelling again. We seek approval to demolish the annexe and build a 2 car garage with roof terrace, which has been done with other buildings in the neighbourhood. This will reduce the strain on roadside parking in the area and create a desirable, high quality family home with outside space, in a central Douglas location. We also seek approval to fit a heat pump.

Part of the rear yard will be infilled to create car parking which is accessed from the service lane. Well compacted Manx stone from the proposed demotion of the annexe will be used for that, rather than transporting all of it off site. The amount to infill will be approx 7.5 m 3 .

What we propose (demolition of the annexe and construction of a garage with roof terrace on top) has been done several times in the close vicinity of the dwelling and will result in creating a high quality dwelling with coveted parking and outside space. The existing annexe is in a poor state of repair, and does not offer well proportioned rooms or a
Desirable outlook. Demolishing it will improve the building and reduce the amount of shade cast onto adjacent dwellings.
