1.0 Description 1.1 Planning Application 24/91329/B was APPROVED on 16.04.2025 for:
Erection of equestrian stables
1.2 This approval is subject to 5 conditions, some of which require the submission of additional information prior to the commencement of works.
1.3 This report is specific to conditions No. 3, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:
No development shall take place until full details of soft landscaping works have been submitted to and approved in writing by the Department and these works shall be carried

25/10118/AIR out as approved. Details of the soft landscaping works include details of the retention of existing landscaping and new planting showing, type, size and position of each. All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species
Reason: To ensure the provision of an appropriate landscape setting to the development.
2.0 Proposal 2.1 The applicant's agent has submitted an application form on 12.09.2025 along with: o proposed site plan o proposed planting scheme o proposed work site plan o photos of existing trees
3.0 Consultation 3.1 Case Officer for the approved application was consulted for advice. Their advice was received on 16.01.2026. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted documents and after consultation with the Case Officer, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 3 of application 24/91329/B , under the understanding that the development shall not be carried out unless in accordance with the approved details.
