General Policy 2
General Policy 2 permits development in accordance with land-use zoning if it respects site surroundings in scale, design, amenity, highway safety, and avoids adverse impacts on landscape, wildlife, or traffic. The officer assessed the annexe conversion against all criteria (a)-(n), confirming compliance due to the sustainable central location, no neighbour amenity harm from balcony or alterations, suitable design matching existing materials, and no highway or other issues. Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Ancillary occupation only
The annexe hereby approved shall be occupied only by family and/or friends of those occupying the main dwelling as ancillary accommodation and the annexe shall not be occupied as an independent dwelling unit. Reason: To ensure proper control of the development and to avoid any future undesirable fragmentation of the dwellinghouse.
