NOTE. Officer’s Report
1.0 Description 1.1 The proposed application 22/01465/B for the conversion of existing outbuilding into 2 apartments, was approved on 02.03.2021 subject to 4 Conditions, some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Conditions 4 which the applicants are seeking to satisfy.
1.3 The development hereby approved shall not be commenced until details of secure bin storage area have been submitted to and approved in writing by the Department. The development shall not be occupied until the refuse storage has been provided in accordance with the details so approved, and shall thereafter be retained solely for this purpose.

2.0 Proposal 2.1 The applicant's agent has submitted drawings including the proposed plans and elevations of what is to be erected. The Department also received the relevant application form on the 20.09.2024.
2.2 The bin storage is proposed to be situated at the rear of the property and is 2267mm wide with the depth proposed at 1042mm. The bin store is to be constructed of treated timber with a wood stained finish. The drawing shows storage for a total of 3 bins.
3.0 Consultation 3.1 The recommending officer of the original application was consulted for advice on the satisfaction of condition and after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the documents submitted in relation to the bin storage structure, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for planning condition 4 of application 22/01465/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.
