Environment Policy 1
Requires protection of countryside unless overriding national need outweighs protection. Proposal conflicts as site not zoned for development and no overriding need, but benefits from tourism support and building removal considered to outweigh harm.
General Policy 3
Permits development outside zoned areas only in specified exception categories. Proposal does not qualify, creating policy conflict overcome by exceptional circumstances of redundant building replacement and tourism cluster.
General Policy 2
Addresses general development considerations including design, visual impact (b&c), amenities (g), and highway safety (h&i). Proposal complies with neutral visual impact, no amenity harm, and adequate parking.
Business Policy 14
Permits tourist accommodation if no compromise to neighbouring residents' amenities. No adverse impacts identified.
Strategic Policy 8
Supports reuse of quality buildings for tourism. Proposal aligns via replacement with tourism pods in cluster.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Parking provision
Prior to the occupation of the tourist pods - the parking as indicated on drawing '24/KF/MSP', shall be completed ready for use and retained thereafter for their particular use. Reason: To ensure that the car parking are achieved and provided and in the interests of highway safety.
