Creation of separate garden with vehicular access from Jurby Road

Additional information required to support application: 1. Tree constraints plan and protection plan.; Is this information required prior to a decision being made: YES; No tree survey, so the Directorate cannot assert whether this proposal involves the removal of any Cat A or B trees; No Arboricultural impact assessment has been provided. Although this application is only for an entrance it is requiring alteration of a wall/ boundary. The extent of the groundworks needed is unclear.; The application to create vehicle access to this copse of trees will cause ground compaction to the retained trees over time- this will have a detrimental impact on the longevity of the trees.

Conditions requested: Prior to the commencement of the development hereby approved a tree protection scheme shall be submitted to and approved in writing by the Department. Tree protection measures shall be shown on a layout plan accompanied by descriptive text which includes but is not limited to details of; a) The location of the trees to be retained and their canopy spreads; b) The location of a ‘construction exclusion zone’ c) The position of protective fencing and/or other protective measures required to prevent d) damage to retained trees. e) An appropriate specification for the protective measures proposed. The development must be carried out in accordance with the approved details. No alterations or variations to the approved tree protection scheme or working methods shall be made without prior written consent of the Department.

Ramsey Town Commissioners have no objection to this proposal.
